
Most data centers get built as large standalone facilities on cheap land far from city centers. But a different category of facility, the urban or city-center data center, plays a distinct role for organizations that need a low-latency presence inside dense metro areas.
What Counts as an Urban Data Center
Urban data centers sit within metropolitan cores, often near downtown districts of cities with populations in the hundreds of thousands or millions. The Trade-Offs
Urban sites typically top out around 10 MW, far below the 100+ MW capacity common at hyperscale campuses outside cities. Real estate, taxes, permitting, and security costs all run higher downtown. Limited footprints can complicate on-site generation and fuel storage, and local emissions or noise rules may restrict generator runtime. Retrofitting older buildings for data center use also brings challenges around floor loading, elevator and loading dock access, and mechanical, electrical, and plumbing distribution.
Who Should Consider a City-Center Site
Urban facilities tend to fit financial services and high-frequency trading firms, media and streaming providers, SaaS and ad tech platforms, telco and multi-access edge computing deployments, and enterprises with strict data residency requirements. Organizations chasing the lowest cost per unit of capacity, or those serving users spread across wide geographic areas, are often better matched to suburban or regional campuses.
Build or Colocate
Constructing a data center in a city core is possible but capital-intensive and can take years, requiring deep expertise in permitting, structural engineering, and utility coordination. Colocating with an established operator offers a faster path. Major providers with urban footprints include Digital Realty, Equinix, CoreSite, Telehouse, and DataBank, along with regional specialists across North America and Europe. When evaluating operators, businesses should weigh interconnection options, cross-connect pricing and SLAs, power density per rack, redundancy architecture, generator and fuel limits, physical security, and sustainability programs.
